We use professional vendors (painters, handymen, plumbers, carpet cleaners, etc) to ensure that your unit is in good condition. We inspect the work performed to ensure that everything is ready before you move in.We are available 24 hours a day to handle emergency maintenance repairs.We provide detailed Move-in and Move-out Inventory forms for proper documentation of the condition of your rental.All deposits that are retained by us are kept in a FDIC insured bank.When you sign your lease, you have a meeting with your property manager to go over all parts of the lease to help ensure that everyone is aware of their responsibilities under the lease.All our property managers are licensed real estate professionals according to state requirements.How do I apply to rent?Check out our application guidelines to be sure you qualify, then complete our application form and submit it to us along with the application fee for the home you want. We'll process it and let you know the results. See section 6 for qualifications. Our application fees are $45.00 per adult that will be on the lease.You can pay your application fee by using the Click Here to Pay link on the home page.Will I sign a lease?Yes, for most of our properties you will sign a 12 month lease that covers our responsibilities to each other throughout our tenancy. We will go over each part of the lease to ensure you understand it. After your application is accepted, your deposit is received, and your lease is signed, we'll hand you the keys toyour home!Do you allow Section 8? Yes, we will have some of our homes that will be available for section 8 housing. It is best to call one of our qualified agents to see what we do have available for you.What do I need to qualify for a home? We look at 4 main points to get you qualified:1. Credit report2. Past resident history3. Work history4. Need to make at least 3 times the amount of your rent on a monthly basis.Our company also performs a background check on all tenants who will reside in the property that is over the age of 18.I have pets can I qualify? It depends on the type of pet you have. Gold fish and hamsters are always welcome. Cats and dogs must be approved by the Owner of the home first. There are certain breeds of dogs that can not be allowed in homes. It is always best to let us know up front what type of dog you have before we even start the qualifying process. There will also be a pet deposit required on all pets.
